East Middle School Roof Replacement - Brownsburg Community School Corporation

1.       What’s the project schedule?

Design was from September through December 2024 with construction from– June 2025 through May 2026.


2.       What was the problem or need the client was facing?

Over 50% of the roof area on this building was a shingle roof that was improperly ventilated, causing the plywood roof deck to warp, damaging the asphalt shingles. The condition of the asphalt shingles was quickly deteriorating, and the Owner was facing several building leaks and roof repairs were becoming more frequent and more extensive. Though the roof was still less than 20 years old, it was determined that it was time for a full roof replacement.


The Owner made the decision to replace all steep sloped and low sloped roofs on the entire building with one large project.


3.       What is our role?

Etica Group began working with BCSC in 2016 to establish a Roof Management Plan and provide a roof replacement and budgeting program to bring their roofs to serviceable condition, district wide. Etica Group has provided design services as well as construction administration services on the implementation of the Roof Management Plan as well.


4.       What is an outcome or benefit of the project?

As an outcome of the roof assessments performed in establishing the Roof Management Plan, Etica Group made a recommendation to eliminate the shingle roofs district wide and provide single-ply PVC roof membrane that would allow for eliminating the plywood deck over the vented nailbase insulation. The roof system being installed will not only provide a better performing, longer-lasting roof system, but will also give the building a better overall aesthetic appearance.


5.       How did we go above and beyond to make the project successful?

Regular communication, involving the Owner in the decision making process, and making sure the Owner was fully aware of the expectation of the final outcomes. Taking the time to go over all details, not just of the design, but of the process to achieve the final desired outcome.


This project is nearing completion, and we are looking forward to another successful high performing and great looking project.
