Managing infrastructure across a major campus requires proactive planning to protect valuable facilities and minimize long-term maintenance costs. At Indianapolis International Airport (IAA), more than 100 buildings support daily airport operations, making the condition of each roof a critical component of facility reliability and asset management.
Etica Group is proud to partner with the IAA to help establish a comprehensive roof management strategy while designing and overseeing roof rehabilitation and replacement projects across the airport campus.
Building a Campus-Wide Roof Management Plan
Before this initiative began, the IAA did not have a formal Roof Management Plan in place. With more than 80 roof systems identified for evaluation, and over 100 buildings across the airport campuses, the IAA needed a clear understanding of the condition of its roofing assets and a roadmap for prioritizing future investments.
The multi-phase project began in 2022 with comprehensive roof assessments across the campus. These evaluations identified roofs requiring rehabilitation or full replacement and established the foundation for a long-term asset management program.
Construction activities began in 2024, with the overall program expected to continue through 2027. Phase I has been successfully completed, and Phase II is currently in the design and bidding stage.
Etica Group's Role
The IAA selected two consultant teams to develop its campus-wide Roof Management Plan. The Etica Group's Building Envelope Department was chosen as a team lead, responsible for assessing approximately half of the identified roof systems included in the initial management plan.
Following these assessments, several buildings were identified as requiring immediate rehabilitation or replacement. The Etica Group was then selected to lead the design and construction administration for these projects, helping ensure each roofing system is designed and installed to maximize performance and service life.

Successful roofing projects require more than quality design. They demand consistent oversight during construction.
The Etica Group's Building Envelope team conducts regular field observations throughout construction, including weekly inspections of roofing materials and installation practices. Our team remains readily available to both the IAA and contractors to answer questions, resolve issues quickly and help keep the project on schedule.
By maintaining open communication and providing timely technical guidance, we help ensure every roofing system is installed according to design intent and industry best practices.
